Blue Ridge Manor Bed & Breakfast is an exclusive property where every guest reservation is both important and special to us.

Arrival Time: Check in time is between 3 p.m. and 7 p.m.  Check in after 7 p.m. is possible if you make prior arrangements with the innkeepers.

Parking: We have private parking to accommodate all guests.

Departure Time: Check out time is 11 a.m.  You are welcome to leave your car in our parking lot if you would like to spend some additional time walking around the grounds after check out.

Minimum Night Stays: We do require 2-night stays during certain weekends,  and certain holidays.  Please call or check our availability online, since one-night stays are also available mid-week and on weekends in the off-season.

Rates: Rates are for single or double occupancy, and include our country-style breakfast.  Rates also are subject to the 10% Virginia tax/Motel Occupancy tax.

Meals: A country-style breakfast is included in the rate.  We will be happy to prepare additional meals, at an additional charge, if you would like.  $10 per extra person for meals.

Occupancy: We allow a maximum of 2 people per room.

Children: Special situations allowed for children, but please call us prior to making arrangements.  Children must be supervised at all times.

Pets: We surround our guests with cozy, specially appointed rooms,  full country breakfasts served at the table,spacious  grounds with mountain views.  But what makes Blue Ridge Manor truly special,  is our love of pets, and your pets! We have a virtually unmatched Pet-Friendly policy, where you and your pet are treated equally as our special guests.

Why do guests’ pets love Blue Ridge Manor? Because they are treated with respect and friendship. We have an off-leash policy, and 36 acres of lawns and woods to explore. We specially constructed a nature trail so our guests and their dogs can saunter quietly in the woods, following our winding trail, with the idyllic sound of our stream splashing along. We offer our guests’ dogs new canine friends to romp with (as long as they are social!), and we are always there to pet sit if our guests take a day trip without their dogs.

 Dogs must be crated if left unsupervised in guest room.  Your pet will need to be crate trained as not to bark and disturb other guest while you are away.   We do have a large crate onsite for your convenience if needed.  Please bring your pets bedding for crate.

All we ask is that you bring dogs that are ready to have a good time with other people and their pets, and that pets not come to the breakfast table – too many sausages have “mysteriously” disappeared, and we think we know the reason!  Pet fee is $25 per dog.

So pack your bags, put your dog in his/her car seat and get ready for all of you to have a wonderful, carefree time!  Also, there are two resident dogs and one cat that live on site in the innkeeper’s quarters.

Smoking: We are a non-smoking inn.

Serving of Alcoholic Beverages: The innkeepers at Blue Ridge Manor take drinking and driving as a serious responsibility and request that all guests do the same.  We will require all room occupants to provide proper identification at time of check-in when alcohol is provided as part of a package or event.  In accordance with Virginia state law, alcoholic beverages provided by the Blue Ridge Manor Bed and Breakfast must be consumed on the property.  The management of the Blue Ridge Manor Bed and Breakfast may at anytime at our discretion refuse to serve anyone alcohol.

Payment Method: We accept cash, traveler’s checks, Visa, MasterCard, and Discover.

Reservation Policy: To guarantee your reservation, a credit card is required to hold your reservation. Payment will be processed 24 hours before check-in.

Cancellation Policy: Please be sure of your plans before booking.  As a small inn dealing almost exclusively with advance reservations, date changes and cancellations affect us significantly.  Consequently, we require a 14+ day advance cancellation notice.  If you cancel less than 14 days of your booking or do not show, you will be charged.

Inclement Weather Policy:  We realize that life and the weather are unpredictable, but we do not assume responsibility for either.  We ask that you carefully consider our policy before making a reservation.  In case of inclement weather (snow or ice where you would not be able to reach us, you will be issued a credit in the amount of money paid for a future stay ~ valid 1 year from original date of reservation).  Must call 24 hours in advance to let inn keepers know….. No call or No show will be treated as client has stayed.

* Please remember that we have animals on our property.  They are not allowed to roam in the guest quarters but if you are are highly allergic to animals, this might not be the place for you.

Safety: Our Inn has a smoke detector inside each bedroom and two means of egress on each floor.  We’re sorry, but at this time we do not offer any handicapped accessible rooms.
